S.D. Malkin Properties developed and was an equity partner in the $135 million Two Rodeo Drive luxury retail project. Two Rodeo Drive is located in Beverly Hills on the corner of Wilshire Boulevard and Rodeo Drive, opposite the Beverly Wilshire Hotel. The 158,000 square foot Two Rodeo Drive opened in 1990 and anchor tenants included Tiffany, Cartier and Christian Dior.

The project features an architectural design and layout based on a multi-level pedestrian street. The innovative geometry and the 26 building facades, each one unique and drawing upon European influences, created three ground floor rental values instead of only one – a stunning and award winning architectural solution that yielded extraordinary value. Two Rodeo Drive is instantly recognizable as an iconic symbol of the prestigious and distinctive city of Beverly Hills and America’s most celebrated shopping district.

Two Rodeo Drive was sold in 1991 for approximately $1,500 per square foot, the highest reported price per square foot of any commercial real estate, at that time, in the history of the United States.
